That holds true for all price ranges; in 2015 the Gaylord Group had listings that ranged from $75,000 to $1.25 million; and in 2018 an average listing sales price of $365,036.
The Gaylord Group includes Karen, who has a financial background as a CPA and VP of broker training at Merrill Lynch, is a self-described “numbers person,” an attribute that appeals to clients with higher-priced listings; Chrise Floyd, who is an expert at finding properties for investors; Jennifer Gaylord, a first time homebuyer specialist and co-owner of J&J Staging; and Jeff Gaylord, a historical property expert.
Karen praises her team for their strengths and constant willingness to educate themselves. Chrise and Jennifer are both Accredited Buyer Representatives. Jennifer is also an Accredited Staging Professional and hold a Master's Degree in Environmental Mangement for Land Use.
“Chrise works with sellerss and buyers, of course, but she has a specialty working with investors, whether for rental properties or a property suitable for flipping” Karen says. “These investors have the formula down pat – they come in and put in a new kitchen and new baths and updates, and they sell. Jennifer also works with buyers and sellers, and is a specialistwith first-time homebuyers and all of the programs and grants available to them. She’s of that age group – she relates to those buyers. She’s awesome.”
Although their main office is in Bel Air, The Gaylord Group list and show properties throughout Harford County, Baltimore County, Batimore City, and Cecil County. “It’s a great support system” Karen says.
“You can go on Trulia and Zillow and see pictures and price estimates, but that doesn’t tell the real story,” Karen says. “They don’t necessarily reflect the true values of the home.” Her team knows the nuances of a home and neighborhood that don’t show up in computer algorithms. They have a system for getting a house sold which includes guiding clients through issues like pricing, HOA requirements, professional staging and advertising, defining target buyers for listings, expert negotiations, appraisals and generally anticipating and addressing issues ahead of time.

Karen has had a real estate license for 20+ years and is consistently one of the top 5% of realtors nationwide. Karen’s exceptional customer service, quality guidance and knowledgeable advice have greatly contributed to her success.
Among many accolades for her work, Karen was the #1 Long & Foster Agent in Harford County in 2011 & 2012. She served on the Board of Directors for the Harford County Association of Realtors, and on the Board of Governors for the Million Dollar Real Estate Association of Harford County from 2008-2013. Karen is originally from the Mercer County, New Jersey area and has lived in Bel Air, MD since 1995 with her husband and two children. She was born on an Army base in Stuttgart, Germany and her husband works for the Department of Defense at Aberdeen Proving Ground. She is a proud daughter of a veteran of both the Army and the Navy!
Short Sales, Foreclosures and Distressed Properties

Unfortunately, with the current state of the real estate and financial market, this is a reality for a staggering number of people. I have been certified as a CDPE, Certified Distressed Property Expert, through the Distressed Property Institute, LLC. I can help you if you have questions about short sales or if you are in the market to purchase a distressed property.
A part of my practice is dedicated to new construction in the county. I know the builders, and they know me! I recently built a new home in Harford County so I understand the process first hand. Most buyers do not realize that they can have a Realtor represent them when purchasing new construction. A good buyers agent, who specializes in representing buyers with new construction purchases, can assist you with price negotiations, contractual support, providing pictures to you during the construction process, providing an outside inspector for the pre-drywall inspection, providing an outside inspector for the final inspection, an intermediary between buyer and builder, interfacing with relocation companies (if applicable), final walk through support and assistance, and settlement support and assistance.
