Baltimore County 1st Quarter 2019 Insight

Closed Sales are down 11.2% from this time last year. This is consistent with an extreme seasonal shift we saw in December 2018, producing some of the lowest real estate activity we’ve seen in years. Despite this, new Listings and Pending Sales are up 4.3% and 8.6% respectively from this time in 2018. The Overall Median Sales Price continues to increase, from a 5-Year average of $213,548 to $239,900 now. Inventory is very low, 20% less than the 5-Year Average. Since inventory is so low, Days on Market is also lower than average. As a buyer, interest rates are still consistently low overall, and although prices are increasing, appraisals are keeping up with the shift meaning the market is solidly improving. As a seller, the low inventory, increasing median sales price and lower days on market makes it a great time to sell!
